Estimating Service — Terms & Conditions

These terms govern your use of the online estimating service (“the Service”) provided by Build Plan Management Ltd (“we”, “us”, “our”) at build-plan.co.uk. By using the Service, requesting an estimate, or paying for a breakdown, you agree to these terms. If you do not agree, please do not use the Service.

1. The estimate is indicative only

The figures produced by the Service — including the free ballpark and the paid itemised breakdown — are indicative estimates for general planning purposes only. They are based on typical current UK build-cost data and the information you provide.

They are not:

• a quotation, tender, offer or fixed price;
• a contract, or an agreement to carry out work or supply materials;
• a substitute for a site survey, structural or professional advice, or a formal quantity take-off.

Actual costs vary with site-specific conditions, access, groundworks, ground conditions, planning requirements, design, specification changes, market movement and other factors not captured by the Service. Nothing produced by the Service forms a binding quotation.

2. AI-assisted estimates

The paid breakdown may use automated (AI) assistance to read uploaded drawings and draft quantities. This assistance is a convenience tool: it does not replace a professional survey, measured take-off or the judgement of a qualified surveyor, and it may misread, omit or approximate information — particularly where drawings are unscaled, incomplete or unclear. Where information cannot be read reliably, you may be asked to confirm details yourself. You are responsible for checking the accuracy of any details you confirm.

3. Market rates and adjustments

Labour and material figures shown in the paid breakdown are average market rates and are provided for guidance. You may adjust them. Rates are indicative, may exclude VAT, and do not represent an offer of supply by us at those rates. Adjusting a rate does not create any obligation on us to supply at that figure.

4. Your responsibility and our liability

You use the Service, and any estimate it produces, at your own risk and discretion. To the fullest extent permitted by law, Build Plan Management Ltd accepts no liability for any loss, cost, delay or damage arising from reliance on any estimate, breakdown, rate or output of the Service, including decisions to proceed with, budget for, or commission works or purchases. Nothing in these terms excludes liability that cannot lawfully be excluded (for example for death or personal injury caused by negligence, or for fraud).

5. Payment and refunds

The itemised breakdown is a one-off £49 digital service (or as otherwise stated, including any subscription option). Because it is delivered digitally and immediately on payment, it is generally non-refundable once the breakdown has been generated. If the Service fails to deliver a breakdown due to a fault on our side, contact us and we will resolve it or refund the £49.

6. Accounts and your data

To view and save your breakdowns you may create an account using your email address (sign-in is by a link we email you). We store the details and files you provide — including plans, photos and project notes — in order to produce your estimate, let you access it, and (if you request it) pass it to Build Plan Services for a materials quotation. We handle your data in line with our Privacy Policy. Do not upload anything you do not have the right to share.

7. Materials tender / firm quotes

If you request a materials tender, your adjusted breakdown and plans are sent to Build Plan Services, who may (at their discretion) return a separate, firm quotation for the supply of materials. Any such quotation is a distinct offer governed by its own terms and is not part of the Service or these terms.

8. Intellectual property

The Service, its rate data, layout and outputs are our intellectual property. Your breakdown is provided for your own personal or business planning use. You may not resell, redistribute or represent our estimates as a formal quotation to third parties.

9. Availability and changes

We may update, suspend or withdraw the Service, its rates or these terms at any time. Continued use after a change means you accept the updated terms.

10. Governing law

These terms are governed by the laws of England and Wales, and any disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
